How the garden room material takeoff calculator works
The floor and roof areas come from the footprint, with a small allowance on the roof for a shallow pitch and overhang. The wall area is the perimeter times the wall height. Cladding boards are the wall area plus wastage divided by one board’s coverage; insulation packs cover the walls, roof and floor together. The result is a first material schedule for pricing.

This tool counts materials and cost. It never sizes the structural frame or the foundation loads — where those matter, a structural engineer signs them off.
Assumptions and limits
This is a rectangular takeoff. Openings for doors and windows reduce cladding and insulation slightly, and a pitched or green roof changes the roof area and covering. Frame timber, fixings and breather membrane are counted separately.

Does this include the frame timber?
No — it covers areas, cladding and insulation. Frame studwork, fixings and membrane are separate line items.
How much wastage should I add?
Around 10% covers cuts and offcuts for board cladding; complex details or diagonal boarding justify more.
Do openings change the count?
Slightly. Doors and windows reduce the cladding and insulation area a little; for a first estimate the tool uses the gross wall area.
What roof type does it assume?
A shallow flat/mono-pitch with a small overhang allowance. A steeper pitch or green roof changes the roof area and covering.
